At Altunas Capital, our journey began over 15 years ago with single-family fix and flip investments. Since then, we’ve evolved, venturing into large ground-up single-family, multifamily, and other commercial projects, touching every aspect of real estate along the way.

Using our internal team and network, we thoroughly explore various options and exit scenarios to meticulously structure each deal for optimal performance. To mitigate risk, we typically incorporate multiple exit strategies into our underwriting process.

Negotiation

We negotiate the best terms possible for each deal directly with agents, brokers, and lenders. Securing favorable terms for both the acquisition and financing is crucial for deal success.

Underwriting

We scrutinize the financial performance of each property to identify flaws and rectify missed calculations ensuring performance potential. By employing a top-down approach, we thoroughly evaluate every potential acquisition by utilizing our in-house custom-built financial models.
5.

Due Diligence

Our team excels in evaluating property conditions across various asset classes. We employ a time-tested process to uncover any flaws, complemented by cutting-edge technology such as Infrared, 3D modeling, and UAVs to comprehensively assess each property's scope.
6.

Funding & Closing

Once we're sure the deal aligns with our stringent standards, it's presented to our investors for evaluation and commitment. After closing, investors gain access to a state-of-the-art portal, allowing them to track historical and current performance so they always feel in the loop.
