Altunas Capital has roots that started in single-family fix and flip investment over 15 years ago, that has progressed to large ground-up single-family and multifamily projects. Quite simply, there isn’t a type of real estate we haven’t touched. We realized in late 2021, that we had access to an immense pool of shared real estate knowledge and wanted to spread the success of our team to anyone who wanted to take the time to learn; with that our syndication platform was born. 

With the help of many current investors, we’ve also been able to expand our respective portfolios, much quicker than previously thought. Now we want to help spread that knowledge and do so nearly daily with short calls to discuss anything and everything real estate and how you can do it yourself!

Real Estate Syndication in a Nutshell

Sourcing Deals

We review several deals a week in an effort to identify potential opportunities for existing and ground up properties that add to our portfolio. The majority don't pass initial modeling & testing; but for those that do, it's time to dig in.

What's the Play

Through our internal team and network we dig into all the possible options and exit scenarios to properly structure the deal for expected performance. In an effort to lower risk, we often have multiple exit options in any deal and underwrite as such.

Negotiation

Let us handle the hard part. We work directly with agents and brokers to negotiate terms for each deal. This is where properties are won and lost; as any good deal has to start with good terms for both purchase and financing.
4.

Underwriting

We review every detail of the properties financial performance to find flaws and missed calculations, and utilize top-down approach to evaluating every potential acquisition. Utilizing in-house, custom built, financial models, every deal gets vetted to ensure it can preform.
5.

Due Diligence

Our team has years of experience in evaluating property conditions of any asset class. Not only do we utilize a time-tested and proven process of finding flaws in any property; but we also use the latest technology in Infrared, 3D modeling and UAV's to get the full scope of the property.
6.

Funding & Closing

Once we're satisfied the deal can meet our rigorous standards; it's presented to our current investors for individual evaluation and commitment. Once closed, our investors have access to a cutting-edge portal where they can track their historical and current performance.
